The main actual problem in modular design is that is often divided between the design of the module unit itself, and the design of the modular building. This means that not every parameter in a modular building is optimized at the same time, which yields to solutions not truly optimal: an optimal stand-alone module design does not mean an optimal modular building design, and viceversa. Hence, despite the obvious relationship between the module characteristics and the final building design, it is difficult to understand both with a single design method. Even though some studies have attempted to generalize the design of both the modular units and the building, the methods proposed do not provide an optimal solution, but a way of comparing different layouts with each other. To obtain a true optimal solution in highly heuristic problems, non-linear algorithms have been lately used, achieving promising results, such as Genetic algorithms. Genetic algorithms (GA), rely on bio-inspired operators such as crossover, mutation, and selection to generate high-quality solutions to optimization. They have been widely used for a variety of uses in different fields, even though it was not until recently that they were applied in the construction field to automate some heuristic processes. Therefore, this study aims to bridge the unit module design with the module design to find an overall optimal solution by means of using a multi-population genetic algorithm. To begin with, the problem will be introduced with its governing equations and a matrix representation that can efficiently portray the characteristics of the modular building will be presented. Then, the variables taken into account will be defined along with their cost equations and risk equations. After that, a GA is developed to solve the optimization problem and presented.
