Deep-Learning Approach for An Analysis of Real-estate Prices and Transactions

Research on the study of houses, condominiums and buildings in Taiwan’s metropolitan areas continues to be an important area of research. In real estate forecasting and analysis, methods such as statistical analysis and questionnaire data collection are widely used. However, when multidimensional data is considered, these methods are time-consuming and inadequate. This study aimed to build a real estate forecasting model that can adapt to a changing environment. Data were collected from public government databases, the collected data were standardized for accurate clustering, an appropriate data clustering algorithm was applied to the standardized data, and cross-statistical analysis was performed to verify the adopted algorithm. We used a deep learning based on autoencoder algorithm to increase the accuracy of the clustering analysis. A double-bottom map particle swarm optimization (DBM-PSO) clustering algorithm was then used to determine the optimal clustering solution. Cluster analysis and deep learning were conducted on data collected from public websites to understand the factors that led to the sustained increase in housing prices in Taiwan over the past decade. The results of this study indicate that three key factors—the number of real estate transactions, the average unit price of real estate transactions, and the building material and construction index—significantly affected real estate prices in Taiwan. Our results could help researchers and governments to focus on specific aspects of real estate development without being influenced by other related factors. In addition, the relationships between real estate trends and the aforementioned three key factors were determined to obtain valuable information that can enable the Taiwanese government to regulate the property market and prevent excessive growth. View-Invariant Object Representation in Anterior and Posterior Inferotemporal Cortex: A Machine Learning Approach

Inferotemporal (IT) cortex is the final visual area in the ventral stream where object information is processed. Previous electrophysiological studies showed viewing angle tolerance of 30-60° of single IT cells to the objects experienced in discrimination at each of several viewing angles, and to the objects experienced in learning association of different views. IT is divided into anterior (cytoarchitectonic area TE) and posterior (TEO) parts. It was reported that single cells in area TE showed the viewing angle tolerance while those in area TEO did not. In the present study population activities were compared between cell populations in area TE and those in area TEO using machine learning algorithm. An object set consisted of four similar objects created by deforming a prototype object, and four views each separated by 30°. A population vector was created by aligning responses of the cells to each object image. A classifier was trained by support vector machine (SVM) to create a hyperplane that separated one object from the other three objects at the same viewing angles, and then tested by response vectors to the object images at different viewing angles. In area TE, dynamics of the performance evaluated by d’ showed viewing angle tolerance of 30-60° to the objects with prior experience in learning association of different views. In area TEO, populations of the cells did not show the viewing angle tolerance. Significant increase of the d’ values in area TE in the late time period for the objects with prior experience in learning association of different views may suggest view-invariance is more represented in late time period than early time period. These results suggest that viewpoint invariance is expressed more strongly in the TE region, providing new insights into the neural basis of object recognition © 2025, The Authors. Physician scheduling is a critical task that impacts the quality of patient care, staff satisfaction, and operational efficiency in healthcare institutions. The traditional approach to physician scheduling is manual and time-consuming, which can result in errors, staff burnout, and suboptimal schedules. To address these challenges, researchers have turned to optimization techniques like CSP, which has shown promise in solving physician scheduling problems. This paper reviews the existing literature on CSP for physician scheduling and highlights the benefits and limitations of this approach. CSP's benefits include generating schedules quickly and efficiently, incorporating complex constraints and preferences, and handling changes and disruptions in real time. However, CSP also has some limitations, such as the need for a formalized model and the fact that it may not always generate the most intuitive schedules. Overall, the findings suggest that CSP is a promising approach to physician scheduling that can produce high-quality schedules while minimizing staff burnout and improving operational efficiency. © 2023 IEEE.

A vast number of spatiotemporal datasets collected from a wide range of sources has motivated scientists to develop effective approaches to identify interesting patterns hidden in these datasets. In this respect, kernel density estimators, which belong to a class of non-parametric estimators in statistics, have been widely exploited in recent years. With this background, we have developed a novel kernel density estimator aiming to provide accurate analysis results. According to the evaluation with a real spatiotemporal dataset, which collected emergency medical service records in a county in the United States, the proposed kernel density estimator can approximate the probability density function significantly more accurately than a conventional kernel density estimator. Furthermore, we have exploited the proposed kernel density estimator to identify interesting patterns hidden in the real spatiotemporal dataset. © 2023 IEEE.

Eye-tracking studies focused on art galleries and museums within the realm of Instagram, especially in the Indonesian context, are notably scant. This investigation elucidates the user interaction and experience of the art gallery’s Instagram account, @galerinasional. Employing a quantitative approach, we implemented eye-tracking experiments using the well-known online eye-tracking software RealEye. The study participants were followers of the National Gallery of Indonesia’s (Galnas) Instagram profile, seven women and three men, in two age brackets: 18–24 years (n = 5) and 25–34 years (n = 5). The experimental protocol required participants to execute five tasks centered on locating exhibition details and artwork on the Galnas Instagram platform, with a duration of 100 s allocated to each task. The Participant Quality Grade (PQG), examination duration, optimal browser dimensionality, K-factor mean, gaze and fixation frequencies, and heat maps were determined for the participants. The key findings are as follows. (1) The participants’ PQG scores were predominantly between 4 and 6. (2) Investigative browsing typically exceeded the 100-s limit. (3) The consensus on the ideal browser dimensions hovered around 1,368.6 × 814.8 px. (4) The K-factor mean across participants tended toward K > 0. (5) The average gaze occurrence was 27 items per second for most participants. (6) A noticeable disparity in fixation counts was observed between the two age groups, with individuals aged 25–34 demonstrating prolonged engagement with Galnas’ content. (7) Heat maps accentuated a pronounced concentration on visual content, encompassing photographs, videos, and their associated captions. © The Author(s), under exclusive license to Springer Nature Singapore Pte Ltd. 2025.

This study introduced a capacitive sensing interactive game platform aimed at promoting emotional stability, which we have named the 'Sunrise and Sunset' game. This game primarily consists of two pieces of regular textile fabric enveloping conductive silver fabric. A microcontroller was employed to extract the sensed capacitive values, and a game named 'Sunrise and Sunset' is designed to complement the slow raising and lowering of both hands. The development of this gaming platform has the potential to offer a novel method of emotional management, particularly in high-stress living environments. It can serve as an effective relaxation tool, aiding individuals in emotional balance, anxiety reduction, and stress alleviation. Simultaneously, this platform can contribute to the promotion of mental well-being, providing an engaging and beneficial means for people to manage their emotions and moods. © 2024 IEEE.

Unbalanced walking is increasingly common among older adults;therefore, routinely assessing the balance of older adults is crucial. The traditional method of assessing balance uses scales, requires the supervision of a physical therapist (PT), and is time-consuming. The present study, therefore, proposes a deep learning (DL) model architecture that combines a convolutional neural network (CNN) and a long short-term memory (LSTM) network model to predict the scores of three scales, namely the Berg balance scale (BBS), timed up and go (TUG), and single-leg stance (SLS). The gait data of 15 m of walking were collected from seven inertial measurement units (IMUs) and input into the CNN-LSTM model for evaluation. The BBS and TUG only require the participants to wear two IMUs on the left and right thighs, respectively, for accurate predictions. The mean absolute errors (MAEs) of predicting the scores of the BBS and TUG are 1.2562 and 1.4016 s, respectively;however, the MAE of score predictions of SLS is higher than that of the BBS and TUG, indicating that gait data cannot be used for assessing SLS;moreover, participants only wear one IMU on the right calf for BBS and TUG evaluations, which yield MAEs of 1.4334 and 1.5229 s, respectively. The proposed system can quickly and accurately predict the scores of the BBS and TUG. The proposed model can assist PTs with making clinical decisions. © 2001-2012 IEEE.

With the rapid advancement of electronic textiles, the design and integration of connectors have emerged as pivotal challenges. This study emphasizes the development of a connection solution that amalgamates miniaturization, efficiency, and reliability, specifically tailored for Flexible Conductive Silicone Circuits. A diversified connection scheme is proposed, incorporating elements such as snaps, Pogo pins, and conductive hook-and-loop fasteners, thereby achieving an innovative and pragmatic design. Through meticulous manufacturing processes, including the utilization of hot-melt adhesive, PET films, conductive fabric, and other multilayer materials, a connection system with low impedance and commendable conductivity was successfully engineered. Impedance test outcomes have indicated that the resistance at each connection point is less than 0.7 ohms, substantiating its superior electrical properties. In terms of assembly, this research demonstrates the precise interconnection of the controller and conductive fabric circuit, ensured by metal pin technology, leading to connection stability. This solution not only furnishes appropriate connection technology for specific application scenarios but also opens new avenues and directions for connection design within the domain of electronic textiles. © 2024 IEEE.
