Based on the school data from the basic data of primary and secondary education, the Ministry of Education and Culture semester 2019/2020, in the city of Central Jakarta there are 512 school buildings consisting of 245 state schools buildings and 267 private school buildings, which with details as many as 68 Elementary School Building, 24 Junior High School buildings, 11 Senior High School Buildings, 13 Vocational School Buildings and 7 Special School Buildings. Design and build is one of the procurement of construction services work. The concept of design and build has existed from many years ago. At this time it grew and increased its use. Government-owned school building projects now implement design and build systems in the process of implementing their work. This research have a purpose to identify design and build risks on the construction of school buildings in South Jakarta. This research is also aimed at knowing the potential risk or the most dominant of design and build on the construction project of building buildings in central Jakarta. The risk factors gained are used as data to make repairs or precautions in the implementation of construction activities. The method used in this research is a survey method through distributing questionnaires to respondents, namely contractors. Then the result data from the propagation of the questionnaire is processed by using SPSS software to analyze the primary data received. This research Instrument uses 49 risk variables.

The increase in school building construction projects using design and build methods is the background of this research. Construction projects with design and build also have the same risks as school building construction projects with other methods. This research has the formulation of the problem in the form of how the character of school building construction projects in Central Jakarta and what are the risks of design and build in school building construction projects in Central Jakarta. The risks obtained are used as data to make improvements or prevention in the implementation of construction activities. Based on the results of the study there are 23 risk variables which are divided into 2 risk factors, namely planning factors and construction factors. The results of this study can be used as a reference in risk mitigation planning.

The purpose of this research is to identify the risk of the precast façade procurement of buildings in Jakarta. In this study there are three phases, procurement planning, implementation of the procurement and procurement management. The stage refers to PMBOK (6th Edition). On the procurement of precast façade wall buildings there are several constraints that can be the cause of risk that affects the delay of the construction project. Therefore, the main problem in this research is to be able to know and identify the cause of the risk of precast façade wall procurement on high rise buildings in Jakarta and to know the precast façade wall character on Building. The results of this research are expected to be a reference in preventing and minimizing the risks that occur in precast façade wall procurement in high rise buildings in Jakarta.

This research aimed to identify the risk of the procurement stage of glass façade in the high-rise office building in Jakarta. In this research, the procurement phase is analyzed using the PMBOK reference (5th edition). The number of risks that occur during the procurement process can certainly hamper the project. These risks can cause to the project completion time that are not in accordance with the project schedule. Besides that, the risks could make the project cost even greater. This certainly can lead to big loss to the project. Therefore, it is very important to identify the main risks at the procurement stage from the beginning of the construction process. According to the PMBOK, the stages of the procurement is divided into 4, which consists of plan procurement, conduct procurement, control procurement and close procurement. Based on the research results, obtained 45 risks that are divided into 4 phases of the procurement.

This study aims to identify risks at the procurement stage of the glass facade of office buildings in Jakarta. In this study, the procurement phase was analyzed using the PMBOK reference (5th edition). In this research, the most dominant risk will be discussed at the stage of glass facade procurement in high-rise office buildings in Jakarta. After the dominant risk obtained from the analysis, the prevention and recommendations will be discussed. The number of risks that occur during the procurement process can certainly hamper the project. These risks can cause to the project completion time that are not in accordance with the project schedule. Besides that, the risks could make the project cost even greater. This certainly can lead to big loss to the project. Therefore, it is very important to identify the main risks at the procurement stage from the beginning of the construction process. According to the PMBOK, the stages of the procurement is divided into 4, which consists of plan procurement, conduct procurement, control procurement and close procurement. Based on the research results, obtained 47 risks that are divided into 4 phases of the procurement. Based on expert validation, 42 risks out of 47 risks were used in the analysis. This study uses the SPSS program to determine the most dominant risk. The SPSS results show that the variables X33 and X39 are the most dominant risks in the procurement stage of high-rise office building glass facades in Jakarta. These variables are the risk of material defects (X33) and late in ordering material (X39).

Dynamic pulley damper system (DPDS) as an innovative methodology for a response control system using a block and tackle mechanism to provide enhanced vibration reduction in high-rise buildings, has been proposed. The key aspect of this system is to exponentially increase the damper movement using an amplification mechanism comprising movable pulleys and a wire. This paper presents the relation between the arrangement of the wire's angles, particularly in the amplification part, and the vibration reduction effect. The DPDS is introduced into a center-core high-rise building. Two small building varieties with different core heights are designed; then, a wire is stretched between the frame and the core structures. The capability of the DPDS to control vibration is confirmed via the shaking table test. Additionally, the accuracy of the simulation models is verified by a comparison with the experimental results. Moreover, this paper includes a parametric analysis test to determine the wire-stretching angle for establishing the most efficient design. The results of the above analysis show that the wire-stretching angle influences the seismic performance of the DPDS.

One strategy to support traffic congestion in the transit space utilization area is by applying the concept of transit-oriented (Transit Oriented Development). The purpose of this research is to identify the potential area of TOD in Semarang, to analyze the needs of developing the TOD area, and to formulate the direction of the development of the TOD area. The analytical method is a quantitative descriptive method, supported by map overlay. Data collection techniques were carried out by primary survey through questionnaires, interviews and field observations, while secondary surveys by collecting data from institutions and related literature. The analysis consists of TOD analysis, classifying regional potential, analysis of TOD development needs, and analysis of the embodiment of TOD area. Based on the results of location negotiations, the potential TOD area in Semarang City is in the Simpanglima Region. The implementation of TOD concept in the Simpanglima Region is expected can improve the accessibility and mobility, reduce the congestion, reduce the environmental pollution, as well as improve the efficient use of energy in the transportation sector.

When a construction contract have been signed and going through execution, there would be a chance for disputes or disagreement due to the differences in construction interpretation as well as due to other physical and non-physical at the time of planning and construction of the project. According to Oberlender, Garold D, the disputes that generally happens in a project are being caused by several reasons such as the uncertainity of scope of work and being too focused on cost/project budgeting, timeline or schedule and quality. According to Law No 30 of 1999 about Arbitration and Alternative Dispute Resolution (ADR), a dispute can be solved using these methods: Litigation, Arbitration, Consultation, Negotiation, Mediation, Conciliation, and Expert Judgement [1]. The aim of this research is to give XYZ Company, Ltd or other construction company on how to deal with a construction project from private sectors and for future researchers about how to use the ADR effectively. The research methods are qualitative methods such as literature study from books, research paper as well as scientific studies in correlation with the XYZ Company, Ltd's dispute case by describing and Analysis those data collected from the references mentioned above.
