Building management strategically covers each of the existing organizational units and works together to achieve one goal. The issue of asset management is a problem that is often found in a company, education or government agency, to support every activity of a well-organized asset management building. The maintenance activities of the Governor's Office building run by the General Bureau and Building Sub-Maintenance Sub-Section are now quite good. But in running the maintenance activities to run smoothly of course must be supported by a system capable of supporting these activities. Problems that occur mechanism of maintenance system of South Sumatera Governor Office building is unstructured, executed manually and not well recorded so that if there is maintenance action takes a long time and sometimes not right target. The objective of the study is to develop the Governor's Office Building Maintenance Procedure. Evaluation of maintenance system from activity aspect that is organizational structure, procedure, form and evaluation of user satisfaction aspect with performance variable, information, economics, supervision, efficiency, service then develops Governor Office Building Maintenance Procedure. It is expected that the development of appropriate building maintenance system procedures, effective and efficient to assist the maintenance activities of South Sumatra Governor's office building.

The foreman as one of key factors in the success of construction activities, but in reality the role and function of the foreman has not been effective. The aims to identify the description of the role and function of the foreman in the organization of the construction project and information about owner's satisfaction. The population is all owner, contractor, and workman who work in bridge and building construction project in Ogan Komering Ulu. The approach of this study using a quantitative approach that is by survey with questionnaires. Data processing is done by using likert scale by giving value on each answer choice. After that was analyzed with SPSS version 20 computer program. There was a significant difference (p<0.05) between project the expectant owner's level of 4.54 ('always' expected) greater than the owner's satisfaction 4.16 (satisfactory) with the role of the foreman on bridge and building project. There was a significant difference between owner's expectation of 4.59 ('always' expected) greater than the owner's satisfaction 4.30 (satisfactory) with the foreman's function. It is the importance of the role and function of the foreman so that it's necessary to increase the competence of foreman and formulate more effective working agreement mechanism.

The effect of using crumb rubber on fatigue and rutting lives in flexible pavement

This research is performed to analyze effect of using crumb rubber (CR) on the overlay design of Palembang City – Betung roads. Analysis of existing road conditions using the AASHTO 1993. This analysis based on deflection data using the Falling Weight Deflectometer (FWD). While, the overlay design analysis using CIRCLY 7.0 software to determine horizontal tensile strain (εh) for fatigue live and vertical compressive strain (εv) for rutting live parameters. The result showed that using CR can increase fatigue live into 66 % and rutting lives into 22 % for contribute pavement performance. To ensure the effect of CR in pavement's performance, further research must be taken to find out if there are other effects that support.

Comparative study of asphalt concrete characteristic between ideal gradation and laboratory tested gradation with crumb rubber

Modifying asphalt concrete with using Crumb Rubber (CR) can provide environmental benefits. The method used in this study is an experimental laboratory with Mashall machine. The tests used two types of gradation, namely the gradations of Ideal and Laboratory Test. CR used in a mixture with a dry process method to replacement 0%, 5%, 15% and 20% of the weight aggregate at fraction No. 30 (0.6 mm). The results showed that the Ideal gradation mixture has a better characteristic than the mixture of laboratory tested gradations. Ideal gradations can increased stability into 10% from Laboratory Test gradations for mixture without CR. Addition of CR contect in AC mixture did not significantly effect for the characteristics. To ensure the effect of CR in mixture, further test must be taken.

The Effect of EPS Addition to Soil Stabilized with Fly Ash as Lightweight Fill Materials for Embankment Construction

Design and construction of road embankment presents several challenges, including the possibility of bearing capacity failure, large total settlement, differential settlement, and slope instability, which may result from the weight of the embankment construction itself, and/or weak foundation. A number of techniques have been developed and can be used to overcome these problems, one of them is by modifying the weight of the embankment itself with the use of lightweight materials, such as soil-EPS mixture. The use of soil-EPS mixture as lightweight material provides several advantages, among which can achieve the same volume or elevation requirement with a significantly lighter weight compared to ordinary materials, improving slope stability, embankment over high compressibility soil, and to reduce soil pressure to soil retaining structures, abutment or bridge pillar. Fly ash also added to act as binder to increase shear strength of mixture. The result of the compaction test shows that the addition of a small amount of EPS to the mixture can significantly reduce the maximum dry density of the mixture. Triaxial UU and UCS test results show a reduction in mixture strength as EPS contents increase, but due to the presence of fly ash increases the strength of mixture as the number of day increases, so that the use of lightweight materials has the potential to be one of soil improvement solutions.

Assessment of safety performance level on simple urban residential building: Case study at Bogor city Indonesia

Simple urban residential building must meet the technical requirements set forth in the building and structure law number 28 of 2002. In the city of Bogor, especially in the densely populated village of Kayumanis, there are areas that have the potential of landslides. In that area, there are some houses that have been damaged by the movement of land and landslides that can threaten the safety of its inhabitants. Therefore they need to stay aware about potential collapse of several parts of house structures, and then understand how to evacuate to safer area, outside of the house after the incident was stopped. Based on these conditions, it is necessary to evaluate buildings in accordance with FEMA on the safety level of buildings. The structure and modeling analysis using SAP 2000-V10 and Indonesia Standard. Specification of simple urban residential building using the reinforced concrete material with the quality of concrete (fc') 17 MPa, 15x15 cm column dimension, 15x18 cm beam dimension and 4D12 BJTP main reinforcement, and shear reinforcement D8-20. The results of the analysis of urban residential building structures shown in 3D form, obtained values for column structure elements almost close to failure are marked with orange color, while for the element of the beam structure is declared safe marked with green color. From result of modeling analysis referring to FEMA 356 obtained value C0 = 1.0; C1 = 1.378; C2 = 1.0; C3 = 1.0; Sa = 1.011; and Te = 0.2206, which states the value of the displacement target is 0.02 m which is categorized to be at 'The Life Safety' (LS) performance level. This means that if there is a movement of land, the structure of the house is declared stable and has adequate service capacity and damage non-structural part is still controlled.

This study aims to understand the willingness of urban communities in Jabodetabek (Jakarta, Bogor, Depok, Tangerang, Bekasi) to move to apartment dwellings, and a study was conducted using a quantitative survey method. The study aimed to analyze the sociodemographic factors influencing the decision to switch to vertical housing. The survey collected data from a sample of individuals representing the entire population in Jabodetabek. The participants in the study were selected from various locations within Jabodetabek, including Jakarta, Bogor, Depok, Tangerang, and Bekasi. These areas were chosen to comprehensively represent the metropolitan region and its urban communities. By including participants from different locations within Jabodetabek, the study aimed to capture individuals' diverse perspectives and experiences in this region. The survey covered a range of sociodemographic factors such as gender, income, education level, marital status, occupancy, and residence ownership. The participants were divided into two groups: those willing to pay for an apartment and those who wereilling to pay for an apartment and those not. By comparing the characteristics of these two groups, the study aimed to identify significant differences and understand the factors influencing the willingness to move to apartment dwellings. The study results showed significant differences in income level, education level, marital status, and occupancy between the two groups. Income level was the most significant factor affecting an individual's willingness to pay for an apartment. Additionally, the perception of better apartment productivity, which includes reduced transportation time and costs associated with work or other business purposes, increased the demand for apartments. The Southern Trans-Java Route (Jalur Jalan Lintas Selatan – JJLS) infrastructure development is a national program that goes through five provinces in the island of Java, namely the provinces of East Java, Central Java, Yogyakarta Special Region, West Java, and Banten. In Yogyakarta, the Southern Trans-Java Route (JJLS) cuts across three regencies, which are Gunungkidul Regency, Bantul Regency, and Kulonprogo Regency. This research selected locations in Jetis Village, Saptosari District, Gunungkidul Regency, Gadingsari Village, Sanden District, Bantul Regency, and Sindutan Village, Temon District, Kulonprogro Regency for its study. The aims of this research are to analyze price changes that occur. The research method employed in this study is the qualitative descriptive analysis method. The villages set as study locations were determined by purposive method and data collection was conducted through in-depth interviews with informants who understand the issues relevant to the research objectives. Based on the acquired study results, the highest change in land price took place in Sindutan Village. A significant increase in land price occurred.

Light steel framing using the Cold-Formed Steel (CFS) sections is one of the Industrialized Building Systems (IBS) highly recommended for our construction industry; it not only contributes to speeding up construction time and reducing material usage but also guarantees the quality of the building. A relentless study has been conducted to achieve the appropriate configuration to ensure CFS popularity by introducing different types of joints applicable in constructing lightweight steel framing. A review of the CFS joint is provided in this study. The CFS joint is focused on the beam-column joint, apex and eaves, and truss joint. The study is mapped to establish research trends on CFS joints. Some areas show limited study and need future research on the proposed joints’ structural behavior aspects.

Road infrastructure asset management strategy and its impact on the environment

The development of the economic sector is determined by services to the public through reforms that aim to place public satisfaction through the management of road infrastructure assets. Some research on road infrastructure assets still requires a deepening of studies related to the delivery of public services related to asset management systems. The purpose of this study is to find an appropriate road infrastructure asset management strategy through an integrated asset management system and asset management policies that can provide public satisfaction. This comprehensive approach to management strategies ensures that the performance of service provider assets is in line with the expectations of stakeholders including road users. This descriptive qualitative research is based on the perspective of road users as respondents, consisting of vehicle drivers from 50 transportation companies (people or goods) through interviews and observations. The results show aspects of asset performance based on the user's perspective there are five aspects, namely productivity, efficiency, effectiveness, use of resources and institutions and this performance is integrated in the asset management system related to policies from the management authority through service delivery namely quality and mobility, risk and use and maintenance of resources. The conclusion of this research is that road infrastructure asset services can be improved through the concept of road infrastructure asset management strategies in an integrated management system with five aspects of performance and more directed towards asset management policies related to the provision of road infrastructure asset services.
